What is a Granny Flat?
A granny flat, in-law unit, or accessory dwelling unit (ADU's) is a supplementary residence attached or detached to the primary residence. These self-contained, smaller living units on the lot of a single-family home offer many options to a homeowner from rental income to a home office.
Can My Garden Shed be a Granny Flat?
Generally, ADU's can be a converted garage, pool house, or newly built structure as long as it conforms to state law and local ordinances. These 'granny flats' usually must have their own entrance, a kitchen and at least one bathroom.
How big is a Granny Flat?
The state of California requires detached ADU's (like a converted garage or a new structure) not to exceed 1,200 square feet. Some cities, however, like Santa Monica, ADU's can only be a maximum of 650 square feet.
A solution to a growing urban population?
ADU's or granny flats offer one form of relief to the significant housing shortage in California and especially Los Angeles adding manageable density.
